Just to prove to my 'Offsprung' that I am not the old Wrinkley they think I am here is my BLOG: What constitutes a Blog? No idea but I enjoy writing the website and sometimes I like to get things off my chest so here it is - My totally irregular BLOG . Blog comes from 'Web Log' in case you didn't know but ours is different (Of course!) - It's a Beckhead LOG! 27 November 2009 Fresh Water: We have decided to install a brand new water supply system to the whole park and to include every home. The whole job is budgeted to cost around £18,000. Our existing system had a 50 year lifetime expectancy and it certainly has done it's job well. However it is getting harder to obtain the older style of water fittings and on top of that we are experiencing wild fluctuations in pressure from the main. The planned replacement has therefore been brought forward by 2 years and will begin next week, lasting around 8 weeks and we are laying about 1 kilometer of new piping. That should keep us going for another 50 years! 15 November 2009 Fresh Life: The refurbishment is now all but finished and looks superb. We are now waiting for the customer to let us know when he will be ready for delivery. I will put some pictures on the Blog soon. 2 July 2009 Fresh Life: The refurbishment is going well now with the new side windows and doors installed, the wiring replaced and the roof tiled. Next job is the insulation upgrade in the roof and then the new bay window extension followed by the new floor. The promised heat wave has also arrived - so early starts and a break during mid day looks like a good option - at least the insulation will keep things cooler in this heat! 29 June 2009 Hot Stuff: We are told that a heat wave is on the way and it prompts me to mention that even a modern park home is subject to the same high temperatures we all seem to destined to expect thanks to 'Global Warming'?
Several of our residents have had air conditioning fitted in their homes and I must say that the mobile home lends itself perfectly to an unobtrusive installation. The main cooler unit and compressor hides perfectly underneath the home behind the brick skirting. You can always spot the cooler homes as their windows are closed even during the hottest day. 14 April 2009 Fresh Life: We are about to start the complete refurbishment of a home as a 'Fresh Life' unit for one of our existing residents so that means we will be busy for the next 6 months or so. First job is to strip out everything and put it into a skip. Right back to the wall frames and including removal of the ceiling and roof trusses. The new Decra roof is to heavy for the existing trusses so we start with brand new ones. Skip booked for May 5 but I can start ripping things out on Thursday April 16. 5 January 2009 Still Pumping: The new control system is to be installed tomorrow - Yippee - more expense but no more early starts and late ends to the day. Christmas Day loses some of it's sparkle when you have to turn out to pump sewage. 23 December 2008 Disaster Strikes: I decided to carry out an extra check of the sewage pumping system today ready for Christmas. It is a very good job I did as the pumping automatic control had failed sometime overnight. Several hours later and the best part of £3,000 later we had the pump working but only manually. This means that we need to visit the pump twice a day until the world starts work again in the new year when we can have the new system installed. If we had not managed to get the pump working we would have needed at least one pump out via lorry every day (at a minimum) until repairs were completed (Costing £345.00 each at normal day rates).
22 June 2008 NEWS: It is our considered opinion that Park Home prices are likely to be more stable than houses over the next twelve months. Our park is virtually full and as used home prices are rising due to the higher standards of build the cost of releasing space for new homes is also likely to increase. The knock-on effect of this is that used home prices will continue to be attractive and if the current demand for new homes continues then the percentage rise likely to outstrip what may be expected from ordinary houses. If house prices drop then park homes are likely to drop less.
If you are considering a 'Smart Move' then we consider that there has never been a better opportunity than that presented now. Current homes have not yet risen to the levels which they might and they offer - without exception - a great chance to maximise the value of your available finances. Of course I could be wrong but 37 years experience is telling me otherwise. 28 April 2008 We received the new Parks National Model Standards rules from the government last week. These are the rules which ALL parks in England have to comply with. They dictate the distance required between homes, type of store sheds, type and standard of homes to be suitable for residential living, roadways and garages etc. The whole thing is pretty comprehensive and we are pleased to note that many homes who were unable to have a garage alongside them may be able to do so from now on. However as is usual in this wonderful country of ours the government makes the whole thing messy by allowing the local council to decide whether or not to change the rules. We therefore have no idea yet if garages will be allowed alongside the existing units which were sited at the old 6 metre limit. New homes of course over the last 10 years have been allowed garages alongside because they were sited at 7 metres. 3 March 2008 Barbara and I went to Kettering last Friday to inspect the new homes which Prestige are building. Prestige have been known to us for years and have built their reputation for quality installations and refurbishment over many years. They are probably the best known of such companies in the UK. We have known Silvano for years and he and Jane made us very welcome. More importantly the quality of their homes was very impressive and is equal to those which build ourselves. We will have no qualms at all in offering their homes to our customers in the future. Prestige ticked all the right boxes! It has been thrilling to note how many calls and emails I receive asking when it 's next to be updated - and here's me wondering if it may be of any interest to anyone else!
