I am pleased to say that we are at last - after months of research and planning able to announce a new service from us.  We are opening a new department on 1 January 2008 to carry out surveys of mobile homes and produce information packs for both buyers and sellers.

I've just updated this web site and made sure that Christmas has arrived at Beckhead Park - The tree lights are up and working thankfully without any personal mishaps.  Our choir sang at Lincoln Cathedral last Friday at the Rotary Carol Concert and I always feel as though Christmas is almost here after performing at that annual event.

We are singing Carols at The Mill Lodge Restaurant (Canwick Hill, Lincoln) tomorrow where the management are giving free mince pies and Sherry to anyone called Carol.  The money we raise is to be donated to St. Barnabas Hospice in Lincoln.

I went into the warehouse today and saw the Christmas Lights reminding me that I need to test them and find a better way of erecting them in the gateway.  I usually end up hanging precariously from a ladder propped against the Conifer which is not a great idea for any type of tree.  However I have been saying that for 35 years now - Perhaps this year?

The previous entry (below) has made me wonder if anyone has any old photographs or other items of the park.  Perhaps if you were a previous resident or your relatives were you could send us a copy for our archives.  We would really appreciate it and could post them here on the website.

We've just had a very pleasant experience!  We have just completed the sale of a used home to a couple who have lived on the park before - 54 years before to be precise.  They enjoyed it so much here when they first got married that they have now sold their bricks and mortar (Now their children have left home) and come back to the park.  They have bought a superb twin unit.

Whilst welcoming them back to the park Mrs Coupland gave me her original Pitch Fee record book which showed the fees were 7/- (Seven Shillings) (35p in today's money) per week.

 We hope they are as happy this time as they obviously were last time.  See the pictures below.

It's been a while since I wrote anything but we are celebrating the fact this week that we have sold the current allocation of new homes and all but one of our used homes is sold - At least subject to contract.  

In my opinion this increase in demand is a reflection of the current housing market.  The vast majority of enquiries and sales have come from the middle to retirement age group of people.  Sensible prospective customers are at last catching on to the amount of capital which may be released by selling up an existing home which is probably worth a fortune when compared with what it cost.  The cost of a new or very good used home leaves possibly hundreds of thousands of pounds spare for a secure future or to have fun with.  More importantly any gain from this source is TAX free so it is actually worth a great deal more.  Imagine how much you would have had to earn to come away with £10,000 after TAX.

We have also noticed that younger people who are looking for a first home are starting to take a serious interest in our market.  However until the banks and/or the government cotton on to the possibilities it remains difficult for younger people to get into the market.  This is due almost entirely to the 20% deposit most finance companies require which effectively closes the door to this market.

Have just handed the keys over to Jenny who purchased the 'Fresh Life' home ,and although we always try to do our best, it was with some trepidation that I asked the question we always ask:  Is it is nice as you were hoping for and is there anything which you are not happy with?  - The reply was "Better than I was expecting and you seem to have thought of everything!" - I love it when a plan comes together.

I am still sorting out all of the photos of the 'Fresh Life' home but now have enough to start a whole new web section about them so I will do that after I have had a holiday.

 

'Resident of the Month' - We don't normally have a resident of the month spot - perhaps we could.  However this month we do have one - Margaret Lammin has won purely on the quantity of tea she has been able to produce whilst we were working on the plot for the 'Fresh Life' home.  That is not to say that we didn't appreciate Gail's and Joyce's efforts to keep up with Margaret but she did produce more than everyone else.  Thanks to everyone it is much appreciated.

It did mean however that we spent more time in the loo than usual!

The 'Fresh Life' now has internal walls and a bathroom in place.  The brand new windows are being fitted on Tuesday.  We are still on target for early June.  We went and chose the customer's kitchen units a few days ago.

The 'Fresh Life' home continues to progress well and we now have the floor and ceiling replaced along with the lighting re-wire and the external wall frames completed.  We have started the extra insulation and internal wall linings this week.  Everything is on target for June 1st as planned.  The customer has been and selected carpets, wall colours and lounge wall lights this week.

I have noticed that the grass around the park is starting to grow again after winter so it looks as though I'll be getting out the mower again.  

It's a good job I enjoy cutting the grass as we have plenty to do around the park's communal areas.  Although I might buy a petrol  one this year!!!! - JOKE - This one's not really mine - I only borrow it when the owner's not shopping on it.

The 'Fresh Life' home is coming on well - The completion of the strip out (Walls, ceiling and everything  went very smoothly and I  am actually half a day in front of myself (It won't last).  In fact I have just had a faulty street lamp bulb reported which needs repairing - so that's another 45 minutes gone!

This week has also seen me creating steam from the keyboard whilst calculating next year's pitch fee increase (The easy bit - as it is linked to the R.P.I. - we only have to wait for the government statistics office to release the information).  

The water fees are an entirely different matter however:  In the 'old' days (pre 2006) we simply shared the consumption between all 50 homes equally.  However John Prescott (Bless Him) introduced a wonderfully complicated system last year - basically the whole water bill for the park is now shared equally at 50% of the actual consumption but the other 50% is calculated on a 'per head' basis.  That sounds fine until you remember that people move homes, 'offsprung' children leave home, couples get divorced, homes sometimes are left empty for long periods etc..  We therefore have to calculate the pitch occupancy denominator for the park by checking each pitch individually and apply that to the 50% left after the 50% share.  We then have to produce a separate calculation for the water use dominator and an individual calculation for each address based on the number of registered occupants.

Something else (Changing the subject) - The Council have finally beaten me on the waste disposal argument.  We cannot take waste as a favour under any circumstances unless we pay for an expensive Waste Transfer Licence. I finally got the enforcement officer to put pen to paper and explain which bits of law he was basing his blanket refusal upon.  I had to threaten to take the matter 'as far as necessary' to achieve a full and reasoned explanation.  Did you know that you cannot take anything to a waste site anywhere in the UK for someone else (even an elderly neighbour) without a Waste Transfer Licence?   However you can take exactly the same sort of waste from your own property without a licence.   What a crazy world we live in!

Fantastic weather has allowed us to pull off an older 30 x 10 unit for rebirth as a 'Fresh Life Home' without getting wet or cold.

I love a bit of demolition (with finesse) 

I have ripped out the internal walls this afternoon - ready to start the complete rebuild for our customer.   I am taking photographs as we go along so that when the home is complete we can show the whole process from 'Grave to Cradle'.

This really is recycling in the truest sense.

Produced the first brochures for our 'Fresh Life Homes' .  What is a 'Fresh Life Home'? - Click on the link in the left frame on your screen to find out!  We have already sold one this year and may well have another one in a few months.

It also seems that this year is to be the year of the Block Pavers as I have received a request from another resident who wishes to install a block  paving driveway.  The park is looking very P.O.S.H. now as there will soon be three completed just inside the entrance.

We have also decided to offer block paving as an option for customers purchasing one of our own homes.
